Some back story: The building I'm living in was built in the 1920's and at first was a hotel for higher class patrons (the larger rooms have a third bedroom that used to be the maid's quarters). There is an urban legend of a girl committing suicide on the fourth floor; however, it's quite irrelevant. Sometime later it was converted into a retirement home, and then after that the patrons were slowly phased out in order to make ready for it being an apartment-style dormitory for the college.
This then brings us to the present where there have been some strange goings-on in our apartment. The first noted instance was the figures I kept seeing out of the corner of my eye. I was up very early and alone quite often through out the day and it'd just be motion at first. That was until I saw an old man with a walker in the hallway while unlocking my door. Since I've felt a similar presence about the room and in the hall, but have not seen him.
A day or so later, my roommate, Ally, heard whispering while she was trying to fall asleep. This has happened three times since and by her account, another voice has joined in as of late. She identifies one as male and one as female.
The other three girls besides Ally and myself have noted that the doors will open and slam on their own despite being closed and there being no wind, as all our windows will be shut.
So, as we were discussing this last night one of these girls, Mickie, decided to make an Ouija board and try to speak with them. Aly, our fifth roommate and I went to bed before this happened. She and Sara contacted two separate spirits. The first Mickie did alone and gleaned the most information from. According to her, the conversation went something like this.
Mickie: Hi.
???: Hello.
M: What's your name?
???: Sherrie.
M: How old were you when you died?
S: 76.
M: Was this your room?
S: Yes.
M: Is it okay that we're living here?
S: No.
M: Are you mad at us?
S: No.
M: What can we do to help?
S: G-E-T O-U-T
At this point, Mickie was freaked out so she said good-bye to Sherrie and Sherrie said good-bye back, signaling that she broke the contact and wasn't lingering in the board.
Niether she nor Sara really recalled the questions and answers from the other spirit other than it was not Sherrie. But, that spirit said good-bye through the board as well.
...However, that same night Mickie was getting ready to fall asleep and she said I suddenly sat up in bed got up and walk out of the room and then came back some time later. Now, I have no recollection of this happening and no previous history of sleepwalking. The closet thing to sleepwalking I've ever done is when someone wakes me up from a deep sleep, I'll sit up and talk and then go straight back to sleep without remembering. But never have I sleepwalked.
So what do you think we should do? Sherrie says she's not angry with us; however, the only thing she wants is for us to leave her room, something that's impossible considering we're all living on campus because of necessity.

Have you tried burning a teabag of sage? Pagans oft burn sage for roughly 30 seconds, extinguish it, and allow the smoke to creep into the crevices of the room as a way to dispel negative energy or spirit. You can try doing this while politely explaining the situation to the spirit, and how you are now the rightful owner of the space, but do not wish them harm.

It's against school regulations to have any type of smoking device within 15 feet of the building and incense is just straight up not allowed. We're not even allowed candles. I'll talk to my roommates and see what they think about breaking the rules for this. Are there any other ways that down involve smoking the spirit out?

Well, first of all I wouldn't use an Ouija board to speak to her (or the other two) again. That's a pushier way of making contact and can piss some spirits off. Instead I would try respectfully contacting her. She's old and doesn't appear malevolent, so you could try honoring her memory by holding an early dumb feast (pm me for details on that) and afterwards, very kindly explaining that you own the space now and she should go on. Wish her all the best, throw in a goodbye blessing, open the door and do a little farewell, like you're saying goodbye to grandma.
You could also throw open the door and tell her to get the heck out, but I wouldn't recommend that approach as it's rude and she seems overly attached, not necessarily pushy.
There is no fire or smoke involved in either of these approaches. Either way, it'd be best to get all your roommates involved. And in all honestly, since she's not out to get you or anything, kindly asking her to leave should work. But I would be super duper respectful about it.
Like I said, pm me if you want details on anything I suggested.

Talk to a bunch of professional mediums and ask their advice. Stop using the Ouija board, too.

Irako of the Desert Talk to a bunch of professional mediums and ask their advice. Stop using the Ouija board, too. I'll check the yellow pages but I think I'll have to contact one through e-mail to see if Whistle's suggestion is safe. The Ouija board is taken care of.

I think its odd that it said it wasn't mad but wanted you to leave. Does sound like a passive aggressive old lady.
I saw a thing about Melissa Joan Hart having a ghost encounter in her new apartment. It was after her husband commited suicide and having money problems. Anyway, it did a lot of mean stuff like break things. They did an excorcism thing and that didnt really work for long.
She eventually just started crying and yelling about her problems and pleading to make things work out, and everything stopped. So it sounds like spirits aren't totally against compremise.

you have a partially open third eye seeing those shadows in your peripheral vision and you can actually distinguish it from a mere shadow of an object or a person..
ouija board is a big no no.. it makes a contact with them (that's the fun part they said) but it gives the entities a way to communicate back to you even without the use of ouija.. "they" can sense if you're afraid of them so just be calm when something unusual happens.
i suggest that as much as possible, always stay in pairs or trio in your place especially during the night, always lock the door and windows.
**i got one here in our house and always stays in my room doing nothing.. i have an open third eye so you're situation is better than mine.. i sleep in the same room with my bro and what i do is tell her "i wanna rest for the night".. we're only in the house during the night because all of us have work during the day so its pretty much she have the house in the morning..

Have you tried watching the Ghostbusters trilogy? Don't know that it holds any supernatural power, but it might just annoy them over to the next world. This is why I don't screw around with the occult; just because I don't believe in something doesn't mean I can't be wrong. Best I can tell you is to burn that board. If nothing else, it might give you a little piece of mind.
