do i need to consider these when i am selling in the Exchange?

That's a bit vague but normally yes since that's a basic going rate that you're competing with.

If I can buy in the MP for 20k less than you're selling then I've no reason to buy from you.

Instances where it doesn't really matter are when it comes to very expensive items such as Angelic Halos, Grizzly hats, etc
