When you get a new case, you enter all of the information - from buyer and seller names to lender and title company addresses - only once, at the outset.



Of course, insert the info that is appropriate to your home. You can even use the same type of ad that you handwrote on your blank corrugated plastic signs. Remember that with classified ads you are pretty much paying per word. One word of caution: don't try to create crazy abbreviations for your ad so you can fit more words in. A lot of folks may not know what your abbreviation means so it may confuse them and keep them from calling. The classified ad rep from the paper will sometimes suggest abbreviations for words to make things fit, just be cautious that it is a standard abbreviation that most folks know what it means like br for bedrooms or ba for bathrooms. Don't get fancy with abbreviations, trust me.

Documents required in the sale include an abstract - if your home is older - or a Torrens certificate/ owners duplicate. Recently, the owner's title insurance policy is accepted in place of the Torrens certificate or an abstract. Realtors will advice you on what you need. Alternatively, you can turn to the tax assessor's office if you reside in a smaller county for advice.



The Section 900 are Items Required by Lender to be paid in Advance. This includes prepaid interest and homeowner's insurance. You will be required to pay the first year's premium on insurance before closing if you are buying a home. If you are refinancing, you will most likely prepay three months of insurance during closing.



When doing these deals, there are also some disclosures that need to be signed by the seller, namely disclosing the fact that the sale is subject to the existing mortgage and that the mortgage will remain in their name. You also disclose the potential for the Due on Sale Clause. What I always suggest is that before you get started with this, you find a Real Estate Attorney who has done Sub2 deals before.
