Tips for Inspecting and Maintaining Your Roof
User Image - Blocked by "Display Image" Settings. Click to show.By regularly inspecting your roof, you'll be able to catch problems before they become big ones. Maintaining your rooftop is simple when you are able to catch a leak when it first occurs, because usually all that's needed is a little patch work or shingle replacement. The importance of inspecting and maintaining your roof is high because of all the elements it is exposed to everyday. It's advised by the International Association of Certified Home Inspectors to inspect your roof once a year. This should be done with thorough examination, using binoculars. Here are tips on how to properly inspect your rooftop.

There are simple warning signs that you can watch out for, such as blistering, curling and buckling of your shingles; cracked caulk or rust areas on flashing. Checking the area around your skylights, chimney and pipes is necessary. If you find asphalt grit in your gutters, this is a sure sign that your roof is deteriorating. You don't have to worry about black algae, but if you see lichen and moss masses, then these are signs of decay.

Shingles that are loose or damaged should be replaced right away. If you notice any nails that have popped up, you should hammer them back in. Resealing the caulk around your chimney, skylights and metal flashing will help to keep out leaks and outside air. When it comes to your plumbing vent pipes, you'll need to keep an eye out for cracks and gaps commonly caused by the sun.

If you're afraid or not comfortable with replacing shingles and caulk on your roof, then you can hire a licensed contractor to do it for you. Contact Daniel's Design & Construction today!

Watch Out for Signs of Roof Leaks

Finding early signs of a roof leak can save you hundreds or even thousands of dollars and preventing the need of roof repairs or replacement. Some of the signs to watch out for include dark spots in your ceiling, peeling paint beneath roof overhands, damp areas around your fireplace and water stains on your furnace, pipes venting or water heater.

Five Other Tips for Roof Inspections and Maintenance

Other ways to keep your roof maintained is to follow these five steps:

1. Remove leaves from your roof. This is especially necessary for roofs that aren't peaked. They can trap moisture and allow seeds to take root in your roof.

2. Trim overhanging branches. This will help to lower the amount of maintenance needed, by keeping branches, leaves and moss from building up on your roof top.

3. Remove snow in between storms. If you live in an area where ice buildup occurs on the roof, take time to have it removed, so to avoid roof damage.

4. Clean out your gutters. You don't want your gutters to become clogged, which will cause water to overflow and damage your siding. It can also lead to basement floods.

5. Replace your roof every 15 years. This will ensure that you always have a quality roof over your head.
