Also, I think the fact that you have a chalkboard in your apartment is amazing heart

How does a chalkboard qualify for "bad condition"? Does it not write on well?

The edges are a little worn, and it definitely had some messy holes drilled through it to stick it to a wall at some point. But it is still as big as I am.

No, but I did that on the sidewalk at college, back in the good ol' days. A campus safety security guard person was saw my friend trace around me and he let us know that he approved.
