I think it might be something left over from the place they died, like you said. I think when a person dies and becomes a ghost, all aspects of them become a ghost... Including their voice, touch, and smell.
Perhaps this person died in a forest on a rainy night?

We investigated a house where one room has this distinct musty smell to it all the time... they had the house checked for mold and water leaks and there was nothing... after we did our investigation which was a very active one we did a house blessing and the smell went away almost immediately
